Renting a property can offer one of the most flexible ways of moving to a new area. Whether a job relocation means moving your whole family, or are renting while refurbishing your own home, or you wish to try out a new area before buying, our extensive property lists, broad range of locations and depth of professionalism should require you to look no further.
We are licensed members of the Association of Residential Letting Agents (ARLA). ARLA is the industry’s regulatory body, ensuring the highest level of ethical and professional practice. We are also a member of the Tenant Deposit Scheme (TDS), one of the schemes created by the Government, to protect tenant’s deposits when entering into Assured Shorthold Tenancies (AST).
Some of the properties we offer for rent will be managed by our Property Management team. With this service the tenant will have a dedicated point of contact within Barnsdales who will be the tenant’s point of contact during the tenancy and will assist with maintenance issues.
We can also advise on corporate lettings both for and to business looking for property for employees or where landlords are specifically looking to let only to corporate tenants.
Before any viewings are arranged we inform all prospective tenants of the administration fees on all our available properties.
Once the fees are paid the property is taken off the market for let and no other viewings are arranged or completed.
For each tenant to proceed we require documents to prove where you are living, this must cover the last two years (one document for each year) i.e. Utility bill, telephone bill, bank statement, we also need to see an original driving licence (with photo part) or passport and wage slips (monthly: at least three months, weekly: at least eight weeks)
Please note: most of our deposits/bonds are equal to the cost of five week's rent.
The bond will be registered with a government authorised and approved tenancy deposit scheme, the charge for this is included in the tenant’s administration fee.
Barnsdales insist that all rental payments are paid by standing order mandate, this is Barnsdales company policy and part of our management service. The standing order mandate will be set up at the time of sign up and must continue throughout your occupancy at the property.
Please be aware that your tenancy will be affected if the standing order mandate is cancelled without consent from Barnsdales or your landlord.
